Genospace
Genospace is a cloud-based software company located in Boston that is harnessing the power of molecular data to improve patient outcomes. They aim to leverage this high-dimensional data to personalize treatments and accelerate drug development and research. They make biomedical data meaningful and accessible to everyone, especially those on the front lines of care delivery. Their personalized platform caught the eye of healthcare industry heavy-hitter McKesson, who acquired Genospace in 2022.
By becoming part of McKesson, Genospace was able to power oncology data and analytics and enhance its partners' ability to efficiently identify the most appropriate therapies or clinical trials for their patients.
That's MAJORLY essential work, and work of that magnitude calls for office space that can keep pace. When it comes to a workforce trying to cure cancer, nothing less than ideal is acceptable. In 2022, Genospace's 10,000 square feet of downtown Boston office space sat primarily empty, and let's be honest, that's not ideal.
So when Sarah Linden, Office Manager of Genospace, looked out the window of her office at 27 School Street in Downtown Boston and looked right into the windows of Workbar Downtown, she knew she was ready to make a change.
“Genospace is a perfect example of a company that understands that not all employees are one-size-fits-all, and that providing optionality on where and how employees can come together is a great way to drive engagement and, ultimately, results,” Workbar CEO Sarah Travers commented of the Genospace decision.

The Challenge
Finding a Workplace that Meets Everyone's Needs
Occupying 10,000 SF of prime real estate in downtown Boston, Genospace needed to downsize, and after touring several competitor locations, including WeWork and Spaces, decided Workbar was the place for them. With custom memberships and a network of dynamic, flexible workspaces, Workbar helped Genospace right-size their offices to match their needs.
Genospace approached Workbar looking for an Enterprise Suite for 50 employees. They liked the idea of having dedicated office space and the flexibility to have their employees use the space on demand. But Workbar Sales Director Bobby Murphy had a better idea. “I knew a better fit for them would be a mix of dedicated desks and hybrid memberships, not an Enterprise Suite. The solution would give them the dedicated space they needed when they wanted to be together downtown, with the flexibility they wanted to work at other locations, all at a much better price.” Sarah agreed, and the deal was soon done.

Location is Key
During the process, many employees surprisingly expressed an interest in having space at Workbar Cambridge. It was closer to home and easier to get to, and in the middle of 2022, those features were paramount to workers everywhere. In the end, Genospace found that most employees utilized Workbar Cambridge, recognizing that the Workbar network ultimately proved to be the most valuable amenity in the company’s workplace strategy.
Going from $45 PSF to $4.50 PSF contributed directly to the company’s bottom line while also providing space that employees actually found productive.
“Choice is the most valuable office amenity that companies can offer their employees.”
Travers said, “choice is the most valuable office amenity that companies can offer their employees. Ultimately, we’re all competing with home. I advise companies in all stages of growth to incorporate our regional network of locations into their human capital strategy because that’s where they will find the real benefit of our model.”
